Short Sale

If you owe more than your home is worth and you need to sell your home, Americorp Finance and Realty Services can help you.

It is important that you hire someone local who specializes in Short Sales. You need someone who is familiar with the rigorous process that has evolved since the crash of the housing market. At Americorp Finance and Realty Services, we have been helping people in the San Diego Real Estate market for the past 20 years, and we have helped many people successfully short sale their home over the past five years. A successful short sale should result in you avoiding foreclosure, owing nothing to your lender(s), having no tax liability, and in many cases, ending up with $3000 to $35,000 in your pocket.

Many general realtors have tried to help homeowners with short sales and they have been unsuccessful for various reasons. A Short sale is a very specialized field. It requires working relationships with the banks, knowledge of the very detailed process, and access to buyers and investors who are looking to buy these properties.

If you are having a tough time paying your mortgage, and you do not know what to do, call Americorp Finance and Realty Services. We offer a Free Consultation and would be glad to answer all of your questions at no charge.

How to Get Started

At Americorp Finance and Realty Services, we make it simple. Give us a call or fill out our short contact form and we can get started. Our certified Short Sale Specialists will walk you through the process every step of the way. We offer a Free Consultation in our office or in your home. We make house calls every day and there is no charge for this service.

Avoiding Foreclosure

Our main goal and focus is to avoid Foreclosure. Foreclosure should not be an option for you to consider. It is very damaging to your credit, and future credit applications will require you to disclose if you've had a previous Foreclosure. It is both embarrassing and can affect future credit and housing decisions.

If you are behind on your mortgage, please call us to see what your options are. You may be able to stay in the home for many more months, but it is always wise to have a plan in place should a Notice of default be filed and recorded. The more time you give us to achieve your goals, the better the chances that we will be successful.

Getting Paid

There are two ways to get paid to complete a short sale. You can qualify under the current government HAFA guidelines, or you may participate in some of the new bank programs available in 2012.

HAFA

If you qualify under the government HAFA program, you can receive up to $3000 for relocation expenses upon successfully completing your short sale. To see if you qualify under the current HAFA guidelines, please click here.

Bank Programs

Today, many banks have pilot programs they are offering as a test to see what is the most cost effective. They can either pay their homeowners to successfully short sale their home, or do nothing and end up with foreclosed properties. Our team works diligently to pursue these opportunities for our clients. We've helped many people short sale their home and as a result they have ended up with thousands of dollars in their pockets. We have had clients receive as much as $35,000. There are no guarantees with these programs, as the banks, under strict guidelines, select the clients, but we can help position you in the best possible situation to realize these benefits.

Tax Liability

In January 2013, The Mortgage Forgiveness Debt Relief Act and Debt Cancellation was extended for 1 year. It now expires December 31, 2013. This means that you will not have tax liability when you short sale your home as long as the sale is completed by December 31, 2013. This could be your last year to short sale you home with no Tax liability so it is imperative for you to call us immediately. We need to have enough time to find a buyer, negotiate with the bank, and complete all the necessary paperwork by December 31, 2013, in order to help you avoid a tax bill at the end of the sale. Please do not wait. If you are considering selling your home in the next several months, you need to contact us now.
